As a seasoned landlord, I like to read what other landlords do to save money and make their life easier. I learned so many things the hard way when we first started, for example, we painted one house with about five different colors to make it look nice. It did look nice but it was so much work to maintain all those colors and now we know to paint all our properties one color and it should be flat (another thing we didn't know), the authors tip, takes it one step further and suggests painting the walls and ceilings the same so no cutting in is needed. If I rented to lower end tenants I could get away with that but with my price points, I can't. That is the one negative about his book, it assumes lower end tenants so you can cut more corners, if I did those things, I would not be competitive, he also has a lot of suggestions for multi family units, which are good ideas but not applicable to my situation as I have all single family homes. As a newbie, I would definitely recommend the book but for seasoned landlords, it is a good read if free (kindle unlimited).Product details
